Application Guidelines


What is needed to Apply for one of our homes

Criteria for Application Approval:

   • A satisfactory credit rating of 600 or better.

   • Gross monthly income after taxes, minus expenses, must be at least 3x the monthly rent.

   • Applicant(s) must not have been convicted or adjudicated guilty of a felony in the last 10 years.

   • Satisfactory leasing history or homeownership.


Possible Disqualification if:

   • Gross monthly income, is less than 3x the monthly rent.

   • Convicted/Adjudicated guilty of a felony in the last 10 years.

   • Is a convicted sexual predator.

   • If any applicant has been evicted in the past.

   • Unsatisfactory leasing history, unsatisfactory payments, utilities in collections, or untimely payments of mortgage.

   • An unsatisfactory credit rating of less than 600.


All Applicants are evaluated by a third-party screening company using a computerized model.

APPLICATION INSTRUCTIONS - PLEASE READ THIS FORM IN ITS ENTIRETY


 Click on Available Rentals, located on the menu bar – All available rentals are listed. 

• Find the home you desire to rent by address and click on the photo. Click on APPLY on the right side. If you do not see the home you are applying for, please select any home and click on APPLY.

• The application has a non-refundable application fee of $75.00 per/Applicant, of which Appfolio takes a $5.00 convenience fee. Fee will be collected at the end of each application, after clicking submit. (RAFH does not accept American Express or personal checks for the application fee)

• If applicable, an additional HOA application fee may be required & would be paid directly to the HOA.

• Co-signers or guarantors are not accepted.

• The Applicant(s) MUST view the property prior to submitting an application.

• Each applicant is REQUIRED to provide their own email address in the application.

• Every Occupant, 18 years or older must apply, regardless of employment.


Information and Documentation Required: (Have all documentation prepared, prior to starting the application.)


NOTE: IF ANY INFORMATION IS FOUND TO BE INACCURATE OR INCOMPLETE, YOUR APPLICATION WILL NOT BE PROCESSED AND YOU WILL LOSE YOUR PLACE IN THE QUEUE. ALL INFORMATION MUST BE LEGIBLE.


1.  ALL APPLICANT(S) MUST PROVIDE A COLOR COPY OF VALID STATE PHOTO ID OR DRIVERS LICENSE AND SOCIAL SECURITY CARD(S):

     • The address on your ID or Drivers License must match the address on your application.

     • ITIN numbers with valid driver's license or valid ID through the department of motor vehicles is acceptable.


2.  PROOF OF INCOME:

     • When reporting your monthly income, please use your gross income.

     • Four (4) most recent pay stubs

     • Two (2) most recent Bank Statements

     • If you are starting new employment, please provide a signed letter from your employer on company letterhead, including your name, start date, and salary.

     • Income reported through Zelle, Cash App, Venmo, Apple Pay, PayPal, or any other 3rd party source will not be considered as proof of income.

     • Self Employed/Business owner

       ○ please provide proof of business ownership

       ○ last years income tax return

       ○ 6 months of bank statements


3.  PROOF OF CURRENT & PRIOR RENTAL/HOMEOWNERSHIP HISTORY:

     • The first and signature page of current Lease or copy of deed, mortgage bill, etc. can serve as proof.

     • Proof of ownership is required, if you own or previously owned a home & the address is listed on the application.


4.  PROOF OF FUNDS:

     • Provide proof of funds in savings or checking accounts (Screenshots are not acceptable).


5.  PETS:

     • Include a photo and all pertinent documents on shots, training, etc., if applicable.

RAFH strives to complete the application process within 5-10 business days of receiving a completed application. Please note: There may be delays in verifying the applicant's information if cooperating landlords or employers are slow to respond.


Applicant(s) will be immediately notified upon the determination of approval or denial. If approved, the Applicant will receive a Welcome Letter with further instructions.


Residents of Rent a Florida Home are automatically enrolled in CredHub Credit Reporting and Theft Protection. The fee for this benefit is $13.00 per month per family, in addition to the rent. This amenity helps give all residents the ability to receive credit for their most substantial monthly payment, the rent. Credit scores can increase by 20-70 points with this benefit. Be informed under the Fair Credit Reporting Act (FCRA) that the lease is the obligation to pay. By signing a lease, you agree that any charges that may be added or incurred while living at the property are your responsibility as the tenant. With that, the payment obligation can be reported to the credit bureaus at any time.


The TENANT is required to secure and maintain a liability insurance policy throughout the tenancy, and Rent a Florida Home must be named as an additional insured and interested party on this policy, in the amount of not less than $100,000.00 (minimum required insurance). You can fulfill the lease requirement by obtaining a policy from any insurance company of your choice and submitting a copy to info@rentaflhome.com prior to the execution of your lease. Please note that failure to do so will result in automatic enrollment through AppFolio at a cost of $15 per month to ensure all lease requirements are met. The TENANT agrees and acknowledges that the insurance mandated herein is not renter’s insurance and does not cover any of the tenant’s personal belongings, additional living expenses, or liability arising out of bodily injury or property damage to any third party.


We always work to deliver the property in a rent-ready condition. If any repairs are to be made to the property, they must be agreed to in advance by RAFH, the tenant, and the owner. The property will be delivered to the tenant in as-is condition. If for any reason RAFH, the tenant, and the owner agree to any repairs, they will become part of the lease. Rent a Florida Home will complete an inspection to ensure the property is in acceptable, rent-ready condition for the tenant on their first day of occupancy. NO VERBAL AGREEMENT WILL BE ACKNOWLEDGED
